The opportunities for a sustainable multi-family development have been equaled only by the challenges of making it affordable. The salient opportunities and challenges for this project primarily focus on issues of:

• Social Equity
• Public Policy
• Economic Development
• Environmental Sustainability (as depicted in images)

Social Equity: A Community Land Trust Model
The 6-acre wooded parcel was donated, to a local not-for-profit, for the purpose of developing a for-sale affordable housing community. To keep the housing in an affordable range for generations to come, the project is being developed as the first Community Land Trust on Bainbridge Island.

Public Policy: Land-Use Code Revisions
The project team supported the City of Bainbridge Island in the development of a new, innovative, ordinance called the Housing Design and Demonstration Project (HDDP). This pilot program will allow the project to achieve full development density (without purchasing development rights) in a pedestrian oriented plan using low-impact site design strategies. The project will be the first HDDP to qualify for the highest-level tier by providing 100% affordable housing and sustainable design practices as verified through LEED for Homes or Evergreen Development Standards.

Economic Development: Public / Private Funding
To garner public and private support, the project team successfully facilitated a community Eco – Charrette to establish goals for the project as well as meet CTED requirements for public funding. The results are the first to be cited as an exemplar by
The Green Community Enterprise Website.
