Borealis Apartments
This project celebrates sustainable, affordable housing as a visible and vibrant component of Seattle’s urban fabric. A total of 53 units of workforce housing are provided for residents earning 80% or less of the Area Median Income (AMI). With over 3000 square feet of ground-level retail space and a density of 200 dwelling units per acre, this project transforms the site of a former strip club into an active livable community.
The design embraces its urban location and focuses on quality of life for its residents. Large windows offer expansive views of the city, retail spaces enhance the pedestrian environment, and a generous common deck at level two offers a recreational space for residents to interact and enjoy the view of the Space Needle.
Inspired by the site’s proximity to Denny Park, the design features a considerable amount of landscaping in order to extend organic elements into the built environment. Greenscreens are strategically located around the building, adding visual interest to the building’s exterior, bringing landscaping into the daily lives of the residents, providing solar screening during the warm summer months, and diminishing street noise throughout the year.
By incorporating sustainable design practices such as ultra-efficient central water heaters, thermal envelope improvements to 15% beyond code, EnergyStar lighting and appliances, low-VOC paints, CRI Greenguard carpets, and materials with recycled content, this project achieved a 3-star Built Green rating from the Master Builders Association.
