507 Northgate
507 Northgate is the first mixed-use project developed in this neighborhood since the adoption of the Growth Management Act in 1990. It is a milestone in the revitalization of the Northgate Urban Center, providing 163 sustainable workforce apartments and 55,000 square feet of retail, at the corner of Northeast Northgate Way and Fifth Avenue Northeast.
Environmental protection, carbon reduction and long-term sustainability were key issues to the design. Over $1 million was spent to improve the water quality flowing through and from the site to reduce the pollution flowing to nearby Thornton Creek. The project was awarded the Seattle City Light BuiltSmart designation for energy-efficient design and construction. It also received awards from the Department of Ecology for the clean-up of a former gas station site and for environmentally sound construction management practices.
The retail podium “base” embraces the surrounding community with ground floor retail and wider-than-standard sidewalks that enhance both pedestrian experience and safety. The retail spaces are located on the most visible corner in one of the strongest retail markets in the Seattle area and designed to the exacting standards of national retailers.
The apartment “tower” was designed to integrate the rhythm of its symmetrical demising walls with the structural rhythm in the retail below. The apartment portion was also designed to condominium standards with specialized noise-reducing construction techniques, unique and creative floor plans, and “designer” finishes. The project amenities include a garden courtyard, a state-of-the-art fitness center, community lounge, storage units, bike lockers, fiber optic broadband cable and satellite TV, and free Wi-Fi.
