5th and Madison
5th and Madison represents the comprehensive revitalization of a city block in Seattleās business core adjacent to the Central Library. Early conceptual studies suggested that a slender residential tower presented the highest and best use of the site by offering a vital mixed use program in an urban core while maximizing market value of the development potential. Additionally, the program called for refurbishment of the existing 40-story Bank of California office tower and design of a public green space.
5th and Madison is located at the northeast corner of the site and positioned to align with the existing garage columns. The design concept was to create a slender tower set to maximize access to views, air, and daylight to the residential tower and to a newly created public green space between the buildings. The intimate 7,600 s.f. floorplates with only six units per floor result in over two-thirds of the units being corner units.
The project is one of the first in the country to be designed to LEED Gold standards for an entire block. The project continues to be a case study for forward thinking urban redevelopment in downtown Seattle.
